Booking.com has simplified the management of your reservations through its extranet dashboard, allowing you to easily manage even a large portfolio of properties. The platform is designed to be user-friendly and integrates easily with third-party calendars, such as those from Airbnb and other rental platforms. Booking.com has made it a priority to make the reservation management process as transparent as possible.If you're a Lodgify customer, you can easily integrate with Booking.com as well as other listing sites, enabling you to view all of your reservations in one place.

How to update your availability calendar
To ensure your listing is visible and up-to-date, managing your availability calendar is crucial. Remember, Booking.com allows you to update availability up to 16 or 18 months in advance, depending on your registration status. We suggest posting your availability as far in advance as possible for these months to attract travelers who plan in advance.Below are key steps for maintaining an accurate and effective calendar:
- Log in to the Extranet.
- Click Rates & Availability or Calendar & Pricing, then select Calendar.
- Locate the room or unit type you want to update.
- Adjust the number of rooms or units to sell and specify the dates in the Rooms to sell row.
- Edit the price for that room or unit type in the Rate plan row.
And here are some additional tips to help you save time:
- To apply changes for multiple days at once:
- Click a cell and drag the blue slider across the desired dates.
- Enter the number of rooms or units and the price per night in the pop-up box that appears, then click Save.
- To make changes for more than one month at once:
- Click Bulk edit for the room or unit type you want to update.
- Specify how many rooms or units to sell, on which dates, and at what price, then click Save changes.
- To update multiple room or unit types at once:
- Click Bulk edit and choose Multiple room types in the panel.
- Adjust the availability and pricing for the desired room types, then click Save changes.
Note for Lodgify customers: Lodgify customers should make all availability changes directly within their Lodgify account to ensure seamless integration with Booking.com. There is also the possibility that a sudden cancellation will leave a big hole in your bookings. If this happens, you can log in and update the availability within your extranet. You can also set up auto-replenishment of your units, which will automatically make that unit available again.

How to manage your rates on Booking.com
Managing your rates for your listings on Booking.com is simple and straightforward. The process of changing rates varies depending on whether you are using the list view or the monthly view calendar format.
Changing rates in the list view:
- Log in to the Extranet and go to the Rates & Availability or Calendar & Pricing section, then click on Calendar.
- Locate the room or unit type you wish to update availability for.
- Adjust the number of units you'd like to sell by editing the Rooms to sell row and selecting the corresponding dates.
- Update the price for the room type in the Rate plan row.
Here are some additional tips to help you save time:
- To apply changes to multiple days, click a cell, drag the blue slider across the desired dates, and enter the number of rooms or units and the price per night in the pop-up box. Then click Save.
- If you need to make changes for more than one month at a time, use the Bulk edit feature. Select the room or unit type you want to update, specify the dates, number of units, and the price, then click Save changes.
- To update multiple room or unit types simultaneously, click Bulk edit, then choose Multiple room types when the panel appears. Adjust the availability and pricing for the selected rooms or units, and click Save changes.

Changing rates in the monthly view:
- Navigate to Rates & Availability or Calendar & Pricing, then click Calendar.
- From the drop-down menu, select the room or unit you’d like to update.
- To select the dates you’d like to update, either click and drag the slider across the calendar or alternatively, use the panel to enter the Start date and End date.
- If needed, click the Advanced date selection drop-down to specify which weekdays the changes should apply to.
- Within the panel, specify the following details:
- The number of rooms or units you’d like to sell
- The applicable Rate Plans
- The pricing for the selected dates
- Whether the rate is nonrefundable (available for properties with only one Rate Plan)
- Adjust or add restrictions to the Rate Plans as necessary.
- To ensure the room or unit is bookable, verify that the selected days are marked Open for bookings.
- Scroll down and click Save to apply your changes.
How to create special offers and promotions
Booking.com offers flexibility and numerous options to attract potential guests through standard rate plans, targeted rate plans, and promotions.
Rate plans
Booking.com offers two different rate plans:
- Standard rate plan: The default price visible to all Booking.com users for your rentals.
- Targeted rate plans: Includes special prices for specific groups, such as the Genius program.

Promotions
Booking.com provides a variety of promotions to incentivize bookings:
- Free nights: Offer renters an extra night for free when booking a certain number of nights. Example: Renters booking 6 nights receive the 7th night free.
- Early booking discount: Provide lower rates to renters who book accommodations far in advance, ensuring future stays at discounted prices.
- Last-minute booking discount: Attract renters looking for lodging within the next 7 days. This helps fill listings that might otherwise remain empty.
- Seasonal promotions: Set discounts for specific off-seasons or periods where demand may be lower.

- Nonrefundable rates:
- Discounted rates where guests commit without refund options
- Set up under the Rates & Availability or Promotions tab
- Children rates:

- Secret deals:
- Exclusive deals visible to specific Booking.com users
- Set these deals by selecting Secret Deal under the Who will see this promotion option in the Promotions tab
- Value deals:
- Automatically applied by Booking.com when your price and amenities meet optimal standards for your location
- Note: You cannot manually set up this credential, but competitive rates improve your chances of earning it
- Value adds:
- Extra products/services designed to enhance guest experiences that can be provided alongside your rooms and integrated into the total price of the rate plan
- Note: Only available if you allow more than one rate plan for hosts
- Limited-time deals:
- Deep discounts with high visibility and top search rankings in your area
- Only available to property owners with strong reputations and excellent traveler ratings

Managing promotions
To manage your promotions on Booking.com:
- Track promotions via the Promotions tab on your dashboard.
- Adjust or deactivate promotions easily:
- Click Deactivate to cancel a promotion.
- Click Reactivate to relaunch a previous promotion.

Pulse, the Booking.com app
The Booking.com app, Pulse, is a fantastic resource to help property owners manage their rentals. It allows you quick and easy access to:
- Update the availability of your unit.
- Update the rate of your property.
- Assess the status of your unit visually with a convenient color-coded system of available (green), booked (yellow), or unavailable (red).
Although downloading the Pulse app is not required, it can be an incredibly valuable resource for those who list numerous properties or units on Booking.com, as it’s streamlined and provides an important snapshot of your booking schedule.This can be particularly valuable when you are on the go: If a guest cancels while you're on vacation, you can relist that unit using the Pulse app rather than running to your computer to log into the Booking.com extranet.
