Booking.com offers various cancellation policies to suit different hosting needs. Here’s a breakdown of the options available to short-term rental hosts:
- Fully Flexible Policy: Guests can cancel free of charge within a specified period before check-in. This policy is highly appealing to guests who value flexibility in their travel plans.
- Customized Policies: Hosts can set up unique cancellation terms to suit their business model. These might include varying refund windows or conditions tailored to specific scenarios.
- Pre-Authorization: Hosts can choose to charge a small percentage of the booking fee upfront as a nonrefundable deposit. This option allows for some income protection while still offering guests the chance to cancel or modify their bookings.
- Deposit: This will be refunded to the guest upon check-out, provided no issues arise during their stay, or it can be applied to their total booking cost.

- No extra costs: Participating in the Smart Flex Reservations program incurs no additional costs for property owners, making it a cost-effective tool to attract more bookings.
How to join the Smart Flex Reservations program
All Booking.com partners are automatically opted into this program unless they are managing rentals in mainland France, French Guiana, Mayotte, Martinique, Guadeloupe, Saint Pierre and Miquelon, or Réunion.You are welcome, however, to opt out of the program at any time. To do so, you can visit the Boost Performance tab within your Booking.com extranet, select Smart Flex Reservations program, and then choose Leave this program.
You can also rejoin the program by following the above instructions in reverse. You must check the cancellation date because this date will depend on both your original policy and how Booking.com’s algorithmic analysis decides to adjust it. You can also track these reservations by filtering for them on your Reservations page.
