For those who embark on listing their property with Booking.com, your best friend (besides those on the Booking.com support team, of course) will be the Booking.com extranet. The central platform for managing your listings, communicating with guests, tracking payments, and seeking support from Booking.com, the extranet system is one you will need to know intimately to make your time as a Booking.com host as enjoyable (and profitable) as possible.

What is the Booking.com extranet?

The Booking.com extranet is an online management platform that allows property owners and managers to oversee all aspects of their listing. Through the extranet, you can update your property information, manage reservations, set room rates and availability, and communicate with guests. Essentially, it serves as the central hub for managing your property’s presence on the Booking.com platform.

When you are ready to log in to your Booking.com account, you’ll need to follow a few simple steps:

  1. Enter the https://admin.booking.com URL in your internet browser.
  2. Once there, enter your username and password when prompted.
  3. Your first login will also require verification of your identity. A verification (2FA) code will be sent to you via email or text message (SMS). Once you receive that code, enter it in the appropriate space on the Booking.com page.

How to recover your Booking.com password

It happens to the best of us: we lose track of our passwords from time to time. The good news is that it is easy to recover or reset your password for access to Booking.com’s extranet. All you need to do is click the Having trouble signing in? link on the login page. From there you can select Forgot your password? and use your login username to select a new password option. Get locked out of the extranet platform? After five unsuccessful attempts to log in, Booking.com will restrict your access to ensure security. If this occurs, you can click on the Forgot your password? link once again, at which point you will be asked to enter your email address. Once this is confirmed, you will receive an email link to reset your password for access.

How to deactivate your Booking.com listing

To fully deactivate or temporarily remove visibility for your listing, you must request assistance from Booking.com’s support team or mark the property as closed/not bookable.Just want to temporarily block off dates for your rental? If you want to make your listing on Booking.com unavailable for a certain period for any reason, you can do so by closing it on the availability calendar in your extranet dashboard. If you have a unit that is not currently rented now or in the future, you can simply visit that property, head to the Rates & Availability tab for that listing, and close the room for a specified date range. This will close that unit to rentals for that time. Then, when you are ready to reopen availability, you can return to the Rates & Availability tab to do so. If this listing does have rental reservations, however, you will need to visit the Rates & Availability tab and close the room for a date range starting following the last reservation. Keep in mind that you will not be able to deactivate a listing for a period that includes a booked rental. If you’re a Lodgify customer with the Booking.com integration, all of these changes should be done from your Lodgify account and not through Booking.com’s extranet.

How to remove your Booking.com listing

If you’re looking to cancel or remove a listing on Booking.com, navigate to Property > Property Details > Remove property option or via the Account > Delete property section (if available).By deleting your units on the Room Details/Property Layout tab in the extranet, you will only be deleting room types, rather than the whole listing. The listing will still appear on Booking.com.
